To be considered a flood risk it will need to include the surrounding areas and usually resulting from a river breaking its banks for example. It is possible for any area to be waterlogged even those on top of a mountain but it would not be considered a flood risk to the environment agency.

Surface water flooding is also monitored by the EA.

Utter rubbish.

Water is water. Flooding is flooding.

A bank breach is a singular catastrophic event, but before that come many levels of ground saturation.

If the locality's flood attenuation is low, it's a flood risk.

Wheldon Road is in a Cat 3 flood risk area.

The "type" of water changes nothing.

The Cas rebuild is toast without MAJOR (expensive) attenuation schemes.

And I'll add to that...Yorkshire wasn't even in the weather warning zone.

If the storm had hit us...you can guess the rest.

The EA have just been proved 100% correct with their objection to the build.

You should note that one of their issues is that the Cas development displaces water that would otherwise sit in the ground.

They don't care if the ground floods - they care about where that displaced water goes - it goes to residential areas.

The new plans = more water displaced to elsewhere.

And further...

The original EA objection detailed all their concerns.

The developers response was "you're wrong", their second response was "it'll be reyt".

They were wrong on both counts and getting out of that hole will not be cheap.

Will Axiom be so far into J32 that they'll stump up the extras for Wheldon Road???

So if your garden flooded would you expect the area you live to be a flood risk. I agree Wheldon Road will be a flood risk area because of the close proximity of the river but the picture showed only surface water on the ground and the question would be that this event is possible at any venue.
I know we are clutching at anything to secure our return to SL but that is in our hands so I would concentrate on that rather than look to the failures of others or conspiracy by IMG.

Much of Yorkshire, including our area, was under an amber weather warning all day yesterday.
