Why did they end up at Ferrybridge if Newmarket was recommended to them? It's hilarious. The Cross Points 33 development up at Knottingley falls within WMDC planning control. B8 industrial, same as Newmarket. Took 2 years from planning approval to TKMaxx taking up residence there. The way this site was sold is something else: The brochure has quotes from Andy Wallhead in it: "Cross Point 33 is a nationally recognised distribution and logistics location." Andy Wallhead Corporate Director of Regeneration & Economic Growth The brochure: http://crosspointwakefield.co.uk/_/pdf/735%20Crosspoint%20Brochure_JUN16.pdf The website: http://crosspointwakefield.co.uk/ The press: http://www.pontefractandcastlefordexpress.co.uk/news/2-000-jobs-on-the-way-as-warehouse-plans-approved-1-7294325 note the quotes from Denise Jeffery... It appears the difference here is a developer who actually wanted to build the whole site out and actively tried to promote it. What we have at Newmarket is a developer who wanted to build to their own agenda, the minimum, Newcold, and hold off on the rest of the site until later. Why? Well, based on the Yorkcourt back of a fag packet effort that they sent most recently, I think we all know why. They've waited for the time when planning on the site expires, which I believe it now has, so they can reapply for reclassification of the planning to housing so they can maximise their income. Common denominator on both sites is WMDC. They've delivered on one, very quickly, but not on the other. Why? Lot of fingers pointed at WMDC, and rightly so. But it's an understatement to say that the agenda and motivations of Yorkcourt has a lot to answer for in the timeline of this saga. |
