Listen to yourself man.......NOT VALID OPINIONS!!

How would you like this building outside your house?? how would you like your house to drop 30% in value when you had worked all your life to pay for it? this is real life fella not just a bloody sport!!

I am astonished by what you have written!!

Dropped 30% in value against what exactly??

If they have worked all their life to pay for it -- so say 40 years working life, they purchased the house in 1970 ish. They will still have a nice tidy profit dont you think?
Anyhow thats the chance you take buying property, values can down as well as up.
Nobody forced them to buy, they could have rented a nice 3 bedroom semi on Eastmoor and never had such worries about how much value their home will increase or decrease by.

And of course......it is only the Opinion of Wakefield fans that they should have a Stadium provided for them ... Not the law of the land, but you do seem to think that this is not the case, yet you seem to feel you exist an a higher moral plain to the poor people of Methley whom this directly affects.

You mean the people in Methley who live between 2.5 and 3 miles away from the site and once again the SoS has dismissed those objections already as being not-credible. He does not think it directly effects them so why do you think it does.

BTW I can't make a moral objection never mind a higher moral one... it is on the list.. look!

Merely pointing out that you don't give a chuff about people losing money on their houses which i find astonishing but you expect EVERYONE to care about you not having a Stadium and feel you have the right to one.
well people have a right to not expect to lose money on something they have invested in all their lives !!

But of course you are so one eyed you cannot even see that!!

No actually it was serious and sincere invite... and of course everyone knows who I am and I have the conviction to stand at the front of the room and present my opinion... as opposed to posting under an alias on a message board! But hey ho!

is it a nice house though? or have you banged your head against the wall so many times as to create some structural problems.

Even though this argument doesn't count the FACT (as you like to write) is that most development, including B8 development has little or no long term impact on surrounding property values. Prevailing property values are mainly dictated by the wider local market and less so by the immediate location of the property to other development. As the Newmarket Lane Residents will be put on an almost 'private' roads and they are surrounded by existing landscaping (in the main) and new landscaping where applicable I think a long term hit on the value of their houses is very low.

Short term however, a large impact, so if you don't need to move, stick it out and move in three years... by which time the market will be better (hopefully) anyway.

QED!

Leeds is rumoured to be £2m + not sure about yours, but suspect it is larger than a £1m as it dates back to early in the new century and your glory days!

Leeds are taking this one on because of a potential legal discrimination issue that HMRC may have fallen in to! HMRC have done a deal with the RU (on-mass) and RL want the same deal (of 15% and it would reduce the bill significantly) but the HMRC are saying that RL players don't have an 'image' like football or RU players (sounds like a London based assessment) so all image payments in RL where illegal! Leeds have an excellent and strong case that they are taking to a test case at the High Court as they own an RU and an RL club! First, how is it legal for HMRC to tax the same business differently, you want less tax here but more tax there and yet these blokes do almost the same job for the company... play Rugby! Second, we can prove that our RL players have a significantly more prominent 'image' in our primary location of operation... Leeds and the whole of the surrounding area! So your argument is is fact a load of balls (which we all of course know it is!) anyway!

Not that IA needs my endorsement, but these are the facts pretty much exactly as I was told them some months ago, by someone involved in the legal process. I seem to recall referencing them several times recently, when warning smug gloaters from other clubs about the dangers of hubris.

Having said that, it has no bearing on WTW's situation; the legal process might put several other clubs in the same position as ours, but it won't rescue us; either way, at this moment in time, we're screwed.

Wrong.

I always post under the user name Rugby ball. And as I said before Christmas I will not be commenting until after the public enquiry. And to be honest you do not need people to spell the real situation out to you any more the reality is slowly filtering through.
