We do own pretty much everything in or on the ground.

However what is true and perhaps what was meant is that it all has virtually no value.

The terracing is basically rubble.

Ditto the boxes, which if my memory serves me correctly are meant to last no more than ten years according to the manufacturer so are already 6 years past their sell by date. Whether they could be moved and re erected at an economical cost I don’t know.

I don’t know if we own the roofs over the northt and west terrace - if we do they may have a value to us.

Cats bar, some fixture and fittings perhaps and any retail equipment but the building itself has no other use..

Nothing unusual here - truth is you can build a stadium or a stand that cost hundred of million but without a team or fans it’s worthless scrap only fit for a bulldozer.

Our problem is that the above ground facilities are so poor they simply devalue everything else to such a point as the venue becomes untenable.

As Prince Buster says, the issue is all about cash or the lack of it - everything else is a side issue.

That's what I mean't and should have said, I suppose there are certain things that might interest certain parties, like for instance the scrap metal etc. but in practical terms the only thing of use to the Dewsbury ground are the seats presumably for the end which wants developing, I don't really know it just seemed reasonable what I was told.

Isn't the capacity of Dewsbury over 5000 now ?Yep just checked, 5100, not far off our average gate and with scope to develop one end takes it surely to about 7000 going on 8000.

Vastman is spot on is his assessment. Cast your mind back about 10 years when Ted looked at getting the stand at Wilderspool. It was probably less than 10 years old and would have been ideal to go down the East side. I seem to remember we could have bought it for scrap value. However the cost of dismantling it and reassembling it at Wakey was prohibitive. Therefore anything we own at Belle Vue has a scrap value and no more I would have thought.

That's why I did not mention anything other than the seats because of everything else being of scrap value, maybe the cost of moving those to Dewsbury might be prohibiting as well.

According to their website they are property developers. Hotels,retail,appartments, anything really. Cheap affordable appartments for the residents of Agbrigg would go down really well with WMDC. It would also make the ground even more land locked and just about impossible to develop.

From what I have heard the other bidders for the ground ( I am assuming the same company) are long term property developers that have seen the land sat there and the very small bid that the club / yorkcourt/ the trust or whoever put in and basically decided to take a punt, and wait it out until any planning issues are gone. Even if that is years down the line. As they already have bought other property in Wakefield with similar motive.
