So looking at that there’s no showstopper regarding planning.
Well for me as a guess, it would be the objections from those living near it and also what impact the proposed development will have on your neighbours and the environment - for example through loss of light or loss of privacy & how your development would affect the surrounding area, eg if it would create lots more traffic.
But as has been said, why would WMDC find all the money to build it and do all the roads and other things like water, gas electricity to the site, when we have Newmarket that doesn't cost them a penny, just pressure on the developer to fulfill his obligations. Or even Belle Vue tarting up.
I know, it's crazy that monster was allowed to be built rather than the proposed original plans, which would hardly have been seen with the right landscaping etc. Comparatively anyway.
I'm not sure why some are so against the idea either. I personally don't think it's viable based on what I've seen but the map and the shopped in stadium helps work out what those with the original idea are trying to do. I don't know whether they are doing it for a smoke screen or whether it is something they have put a lot of effort into working out but either way, why not consider it. If it turns out not to be viable, what harm did it do............as long as it doesn't delay any progress on the Belle Vue or Newmarket initiatives.
I nearly moved the first post to the stadium thread but it obviously has a discussion in it's own right so I'll leave where it is.
And Sacred Cow..................stop picking on the new guy. Vastman would never use a nom de plume. That would be a ridiculous thing to do after all his moaning about people doing that on here. Vastman just isn't that kind of guy. Welcome on board new guy.
Just on a point of order. I'm not against ANY site for a new stadium for either Trinity or for community use, none at all. However, along with many others I've spent time on the town hall steps and outside county hall protesting and supporting the cause and I will gladly do more of the same in future. However, after the utter bull that has been fed to the club and its fans since Newmarket was passed, one should be forgiven for daring to question the viability of anything and everything. A stadium on Balne Lane is in walking distance for me so I'm all for it but, having lived on that side of town for over 30 years, this just looks a non runner and given the debacle at Newmarket and the false promises around the development at BV (and elsewhere), what should anyone think. Regardless of what our new friend says about proximity to the centre of Town and Bus routes, trains etc, access to that site for traffic would be a bloody nightmare. You would have to come up/down Balne Lane, cut through Plumpton or come along Batley Road, all of which are difficult to get through in terms of time and existing traffic, not to mention all the new housing etc further down Batley Road, back towards the motorway and "he" is yet to explain just how access could be created. We're not talking about a small semi pro club, this is for the future of Wakefield Trinity and the thought of 6-8000 supporters getting to and from there on match days is mind boggling.
As I say, I'm just a frustrated fan, hacked of with being lied to by those in charge of the local authority and the new poster does seem to be coming at us from a new angle.
I hope he's right and I'm wrong and humble pie is one of my favourite foods.
Time will be our judge but, time isn't our friend, especially with new structures for SL being a pretty hot topic.

I don't disagree with you at all. I really only meant that if there is an idea let's get it out in the open so people with knowledge (like you) can tell the others whether it's any good.
It wouldn’t even get passed the feasibility study stage. The costs involved in this project would be astronomical and the likely legal challenges from the local residents so time consuming that it would be decided not to procede before it got as far as putting the plans in.

Local residents complain on every development whether it be new housing commercial or whatever, can’t see any legal challenges other than a few local residents, that’s if it even got to that stage. What category is the Balne Lane land classed as?

It’s walking distance for me too leisurely stroll through Wrenny Park.
Balne Lane could be an option if time and funding wasn't against Trinity. They are so therefore it really isn't a viable option.
As much as you seem to want to deny it, access is a massive issue and likely to scupper any chance of a successful planning application. Can you imagine circa 2/3000 people all making their way underneath the railway and and back into town? Belle Vue has a number of ways people can exit yet it still gets snarled up.
Notwithstanding the above, the most damning indictment of the whole scheme is the fact Rodney Walker is involved. That should be all you need to know that this scheme is a red herring thrown into the mix to delay matters.
