I noticed last night from the Cats bar, there has been several roofing sheets removed from the roof @ the North end of East Stand. One of the club’s employees said the workmen had worn full protective clothing and breathing masks. Hopefully, it won’t be long now before the full demolition starts.

I just read that Cougars are getting their new all seater 2100 stand with internal facilities progressed with a 2.25 million grant. Inclusive of demolishing current one.

I’m trying to find the full figure to see if more has been added but that seems a low amount considering what we are getting for 5 to 6 x that amount.

I’m very happy we are progressing with the development but seems there’s some huge difference in costings on the face of it.

The article is very misleading. If you read it again It states a grant “towards” a new stand, that is not the same as the actual cost. There are no actual plans or coatings available as far as I can tell. I suspect the club will need to find at least 6 million in total to complete.

Trust me there is no way on earth you can build a 2000 seater stands with the clubs full facilities for even close to that. The last time you could was about 20 years ago.

About 10 years ago Barnet FC built an 800 seater stand that was two thirds the pitch length with just two changing rooms, a bar and four boxes of sorts and that cost them 1.8 million.

Our boxes cost 800k twenty years ago and they are technically a temporary structure.

We are effectively getting two new stands, one all singing and dancing and a new car park. Sounds about right. A lot depends on spec and the East stand is high spec.

Yeah I suppose there will be a number of other contributions financially being made.

Ours certainly does look a good spec as I’d imagine we will run most of our operations from it soon as it’s built.

I was hoping to find some plans etc but I couldn’t find any. Honestly can’t wait till it’s built and I will be relocating their when it’s finally done from the north stand.

Mike O’Neil is a past master at hype. He invented Bullmania or Cougarmsnia as it was then.

He probably has nothing in place as yet and it won’t be completed when he says. But what he now has is a starting sum and being a good salesman he can now sell it to the banks and other partners.

It’s very similar to where Cas are now. They have 2 million in the bank and now have to find the rest.

We don’t seem to know how lucky we are.

Sorry, are you saying you can't find the detailed plans for the Wakey East Stand build, or the Cougars proposal???

Sorry wasn’t clear. I’ve seen the east stand trinity plans and they are very impressive indeed.

I was talking about the cougars plans just for some sort of comparison.

Anyway, I’m happy with what we have and I’m sure it will transform the club on and off the field. I even firmly believe that it will be the springboard for further development at the stadium likely on the west terrace next.

I dont think £2m will get anywhere near the cost of that stand for Keighley....
Going back 10 years to when my hometown team - Torquay United - opened our new stand, in honour of Paul Bristow who bankrolled the club for a few years and sadly passed away before it was built - that cost £2m and that is basically a stand with no corperate facilities etc. in it.
So I think they may need a bit more brass....

Correct and that would easily be 3 million now maybe more. What’s underneath and behind the actual seats makes a massive difference. I’d guess that half the cost of the east stand is the stuff fans don’t see. Offices, changing rooms. Kitchen, gym etc etc.

You can built a basic stand with nothing underneath for as little as 3 million. Problem is that although it’s a third the cost of the east stand it offers no return. Other than the ticket price it generates zero return. Meaning it actually takes longer to pay for itself.

This is the problem with the west terrace. You can only build a basic stand there due to space restrictions. Meaning you’ll get little capacity increase and little extra revenue. You would spent 3 million for very little return. Economically makes no sense.

The west terrace for the first able future should remain just that. All we should do is attempt to lift up and level the existing terracing to allow fans the viewing angles that they deserve.

This is what 1 million got Maidstone FC 10 years ago, but this one only holds 900. So double that and halve the capacity and it's what Keighley will get for 2.2million now. I'm afraid at the moment the noises fro Keighley are pure hype.
