TRB, IA & Daddycool you may want to have a look at the other application at Newmarket that was objected against last year - Ref. No: 17/03102/REM.
I have just had a quick look and noticed a number of new documents have recently been uploaded to the application. A letter from the council asking for further information including re-examining the planning obligation for the community stadium and setting out deadlines and timescales. The additional information has been provided and uploaded, which seems to include how Yorkcourt think they can get around not building the community stadium.
It goes over my head a bit but the application is clearly still progressing although it is not clear unless you do a bit of digging....

Just had a quick look at the Council's request for further information and this bit makes interesting reading ...
HS2 1. Please see attached consultation response from HS2, which confirms that: a) HS2 Ltd’s engineering assessment of the applicant’s plans is that substantial elements of the proposed development would directly clash with the HS2 line of route and viaduct works in that location. b) As a result of that conflict with HS2 works in that location it is considered the development will inevitably prejudice the ability to build and operate HS2 and would lead to excessive additional costs to the project.
c) From a town planning perspective, this would be contrary to the objectives of safeguarding the project and HS2 Ltd considers that it would not therefore be in the public interest for the development to be approved/implemented in its current form. d) The above comments are obviously material considerations for the Council in deciding whether to grant consent for these reserved matters applications and HS2 Ltd wishes to make the applicant aware of the likely future impact of HS2 on this site in advance of that determination process. 2. If your intention is to proceed with the currently proposed site layout shown on the plans submitted to support reserved matters applications 17/03102/REM & 15/02896/REM, irrespective of the comments of HS2 that this layout would prejudice the delivery of HS2, please explain and justify your position on this.
It appears from this (although I have yet to get to Yorkcourt's response) that HS2 aren't happy with this development either !!!
